Springfield Village is one of south-west London's most ambitious regeneration projects, set between Wandsworth, Tooting Bec and Earlsfield in SW17. A brand new 32-acre park, carefully restored listed buildings, a public square, and on-site amenities are reshaping a former hospital site into a genuine urban village - without losing touch with the energy of Tooting Broadway nearby. If you want a neighbourhood that is being built for the future, with Northern line access and one of London's great commons on the doorstep, Springfield Village is a compelling place to put down roots.

Who Springfield Village suits

Springfield Village suits renters who want the feel of a new, well-designed community without sacrificing the buzz of a well-established south London neighbourhood. It sits a stone's throw from vibrant and eclectic Tooting Broadway, in a low-rise Tooting Bec setting with acres of parkland, which makes it a strong fit for people who want both. Hybrid workers value the ability to stay local on quieter days - running through the new park or walking to a café - then hopping the Northern line into Bank or London Bridge when the office calls.

Getting around

The location is served by several transport links, including Northern line with Tooting Bec, offering fast links to central London including Bank, London Bridge, and King's Cross. Commuters can reach the West End or the City in around 20 to 25 minutes without changing trains. Earlsfield and Wandsworth Common National Rail stations are both within walking or cycling distance, adding further options. Bus route 315 now runs directly to Springfield Hospital via Tooting Bec, Glenburnie Road, and Springfield Road, making the village easy to reach without a car. Buses also connect to Balham, Clapham, Wimbledon, and beyond.

Parks and green space

The new 32-acre Springfield Park includes trails, ponds, community gardens, and sensory gardens — open space for all ages on the doorstep. Beyond it, Tooting Bec Common extends the green offer significantly. The Common is a vast space with sports facilities, wooded areas, and walking trails. It is also home to Tooting Bec Lido — one of the UK's largest open-air swimming pools, a colourfully retro art deco bathing pool that draws swimmers year-round and has become one of south London's most beloved community landmarks. Wandsworth Common adds yet more space a short ride north.

Food and drink

Tooting is one of the best-fed parts of south London. The area is closely associated with its market, curry houses, and independent shops, combining a lively mix of retail, dining, and cultural options that reflect its South Asian and broader London influences. Tooting Market has evolved into a food destination in its own right, with street food stalls sitting alongside long-standing traders. For something closer to home, a new café within Springfield Village itself and a proposed supermarket are part of the regeneration plan, meaning daily errands and morning coffee are increasingly sorted without leaving the neighbourhood. Balham and Earlsfield, both close by, add further brunch spots, wine bars, and local restaurants to the mix.

Everyday life

Springfield Village already has a Sainsbury's Local, a restaurant, and a gym on-site, with more retail to follow. Schools are a strong point — there are excellent independent and state schools nearby with Ofsted Outstanding and Good ratings, and provision for a new primary school within the village is planned. The wider SW17 area has a strong community feel, a growing arts and culture scene, and a long-standing identity that regeneration has built on rather than replaced.

Weekend ideas

  • Park and Lido day

Morning run through the new Springfield Park, a swim at Tooting Bec Lido, and a lazy afternoon on the Common before heading back for dinner on Upper Tooting Road.

  • Market morning

Brunch at one of Tooting's neighbourhood cafés, a browse through Tooting Market for street food and independent stalls, then a walk back through the village.

  • South-west hop

Coffee in Springfield Village, Northern line to the West End for a gallery or matinee, back in time for an evening at a Balham or Earlsfield favourite.

Commute notes

Two Northern line stations bracket the neighbourhood, meaning wherever you are in the village you are close to fast, direct trains into the City and West End. For National Rail options, Earlsfield and Wandsworth Common stations connect to Waterloo and beyond. Tooting Broadway is also being considered as a future Crossrail 2 stop, which would add direct connections to Victoria, Tottenham Court Road, and Euston. Buses cover local trips across Wandsworth, Clapham, and Wimbledon. Cyclists can reach Battersea Park and the river in under thirty minutes.

Choosing a pocket

  • Want a brand new home in a managed village setting

Focus on Springfield Place, The Lanes, or London Square Wandsworth Common.

  • Want period character close to the action

Look at Victorian terraces between Springfield Road and Tooting Bec station.

  • Want the best green space access

Prioritise streets within easy walking distance of both Springfield Park and Tooting Bec Common.

  • Want the strongest transport links

Stay close to Tooting Bec station for Northern line access, or within cycling distance of Earlsfield for National Rail.
